tendering
We prepare the awarding of construction management by drawing up a tender. Depending on the award strategy, this may include a functional service description for an award to a general contractor or a classic tender based on mass and unit prices for several entrepreneurs. In doing so, we compile all necessary documents and take into account the contributions of the technical participants.
awarding
We take an active role in awarding, evaluate offers, prepare price tables, ensure comparability and conduct technical and commercial discussions with bidders. We generate optimizations and create the best award recommendation. In doing so, we ensure that the cheapest bidder is not necessarily the cheapest.
Construction management
Individual construction management offers the client flexibility and influence on project implementation. We monitor the entire project, ensure compliance with quality, costs and deadlines and ensure that the execution complies with building permits, construction plans and technical regulations. In the event of disruptions, we develop measures to achieve goals. In classic construction management in accordance with HOAI LPH 8, we coordinate all companies up to completion and handover.
When supervising construction for a project with a general contractor (JU), we supervise the implementation when clients want to intervene little in the construction processes but want to maintain control. Our approach is based on HOAI LPH 8, but takes into account that the JU also takes on construction management tasks. We focus on reviewing and tracking costs, deadlines, and quality, as well as resolving issues quickly. If necessary, we also coordinate construction site preparation to ensure a smooth handover to the joint venture.
Construction consulting
Construction consulting includes advising the client on the preparation and implementation of a construction project in order to ensure an optimal project constellation right from the start. Our customers benefit from many years of experience in carrying out demanding, turnkey construction projects — from project preparation to implementation.
We process warranty projects in a specialized department and have already managed over 30 projects involving more than 3,000 units. By means of defined guidelines, we guarantee uniform processing in all branches. Defects are processed transparently via mydocma MM. On-site inspections and assistance in approving securities are part of our range of services.
Construction controlling
Construction controlling provides overall control, support and documentation for compliance with the agreed project goals in terms of costs, deadlines and qualities. It ensures that clients, buyers, sellers and investors are always informed about the current status. The service profile is individually coordinated with the client. The focus is on regular inspections, project analyses and the development of countermeasures.
